Terms and Conditions

Throughout this document a) The singular includes the plural and vice versa; b) The masculine includes the feminine and vice versa; c) "Month" means calendar month; d) "Person" includes a corporation; e) "Owner" includes an appointed agent.

  1. By giving us your instruction to inspect you (the client) are deemed to accept the following Terms & Conditions
  2. An instruction to carry out an inspection will be accepted only from the person responsible for receipt and payment of our invoice and our responsibility for inspection is solely to that person we accept no responsibility to any third party
  3. Our reports list items and their superficial condition and are not intended for use in matters of adequacy safety or monetary value
  4. Notwithstanding any comment made in a report the clerk preparing the inventory is not an expert on construction or furnishing materials and is not a qualified surveyor or valuer and any reference to materials, origin or age reflect the 'as seen' appearance to the clerk and should not be taken to define the item
  5. The written report following an inventory inspection is a fair and accurate representation of the superficial cleanliness and decorative condition of the visible interior of the property together where applicable with a listing of furniture, fixtures & fittings their cleanliness and condition
  6. An existing inventory report will be provided by the client prior to check in, check out or interim inspections
  7. Where practicable and deemed safe our clerk will test, for power only, electrical items having a flex and plug and, for illumination, lights having bulbs
  8. Notwithstanding that we may record the presence or absence of fire labels compliance with The Furniture and Furnishings (Fire) (Safety) Regulations 1988 (and as later amended) is the responsibility of the owner who may wish to have our comments validated or otherwise by a suitably qualified specialist
  9. Notwithstanding that we may record the existence or otherwise of a Gas Safety Certificate compliance with the Gas Safety (Installation and Use) Regulations 1998 is the responsibility of the owner
  10. Notwithstanding that we may comment upon the fitness for purpose or operability of items listed maintenance of the property and its contents is the responsibility of the owner and our recording of the existence of items (including but not exclusively appliances, windows, intruder alarms, smoke detectors) should not be taken to warrant their fitness for purpose or that they can be operated
  11. Unless arranged beforehand and quoted for separately our clerk will not
    1. Inspect lofts
    2. Remove contents of overcrowded spaces or items in packaging either for listing or locating of items
  12. Our clerk will not under any circumstances
    1. Inspect soiled linen
    2. Move any item he perceives to be of high monetary value
    3. Move heavy items of furniture
    4. Strip made up beds
  13. Payment Terms

  14. Payment is due upon delivery of a completed inspection report
  15. For approved credit accounts Net 28 Days invoice terms apply
  16. Approved clients may request to receive a single invoice for inspections within each month. Monthly invoices must be paid on or before 15th of the month following the inspections invoiced
  17. Cancellation

  18. Any inspection cancelled by the client with less than 24 hours' notice will be payable in full as though the inspection had been carried out and the report delivered up at the appointed time
  19. If our clerk is unable to commence an inspection until more than 30 minutes after the appointed time our obligation is discharged and we reserve the right to withdraw the clerk and charge a full cancellation fee as though the inspection had been carried out and the report delivered up at the appointed time
  20. Delays and Late Payment

  21. A 10% administration surcharge may be applied to any invoice remaining unpaid outside of the agreed terms
  22. These Terms and Conditions shall be governed by and construed in accordance with the laws of England and Wales. Disputes arising in relation to the same shall, unless otherwise expressly agreed, be subject to the exclusive jurisdiction of the courts of England and Wales.
